Preconstruction Phases

• Conceptual Phase
  We provide guidance, direction and support for our clients' decisions regarding general project and performance characteristics; site analysis and selection; development of a preliminary budget; and schedules. Since we have long-standing working relationships with the area's leading architects, engineers and consultants, we can also assist with selection of design professionals.



• Design Phase
  During the design phase, L.R. Costanzo offers a task-oriented team approach that provides critical information and guidance. This ensures the design meets the conceptual intent and works within the established budget and schedule. During this phase we also can provide:

  • Drawing and constructability reviews
  • Risk reviews

• Bidding
  

  We define the scope of work for each trade in order to maximize subcontractor interest, provide competitive bidding and eliminate multiple layers of contractor markup. Our goal is to add as much value as possible while working within your budget. During this phase, we will also identify any long lead items that may require pre-purchasing and assist you in bidding equipment or other client-provided items.

  • Solicitation of subcontractor and vendor interest
  • Defining scope of work
  • Developing instructions to bidders
  • Pre-bid meetings to review scope of work

Construction Phase

We direct the entire construction process, including the work of all contractors, client-provided contractors and others to provide a seamless project to the client. We also manage the budget, schedule and all other project documentation - including the change orders - to ensure minimal impact to the project. We provide full-time, on-site supervision with real-time access to all software, data and other project-related resources. By utilizing the latest technologies, all parties can have efficient, instant access to all project documentation. Our goal is to oversee a quality project that meet our client's programming, budget and schedule requirements. To this end, we pledge to continue to work and support our client's needs until everyone involved with the project is 100% satisfied with the end result.
