Project

This two-phased, design-build project began with demolition of a former TV station to make way for a state-of-the-art, quick turn-around rent-a-car facility. Created to house multiple rental car companies under one roof, this one location allows them to stage, fuel, clean and prepare cars efficiently. The building features administrative offices, bathroom facilities, break area, and storage. The attached, drive-through, two-lane car wash includes an additional outdoor bay with pressure washers for heavily soiled and taller vehicles. The adjacent, high-tech, fuel island contains equipment for fuel dispensers, vacuums, windshield washer fluid, and compressed air. In Phase II, the car stagging lot was created. This involved demolishing the existing rental car building, regrading the site, adding site lighting, and paving.

Challenges

  • The project began in the winter with very low temperatures. Concrete and masonry needed to be kept above freezing
  • Supply chain issues
  • Utilities serving both existing buildings had to be reconfigured to allow for demolition of the original building, while maintaining operation in the existing rental car building through construction

Solutions

  • Created temporary enclosures to create an environment to keep the construction going through the winter
  • Devised ways to allow work to be completed while waiting for specialized components
  • Coordinated extensively with utility companies to re-route utilities in order to keep current rental building in operation until new one was completed

Construction Details

  • Constructed an environmentally friendly car wash system using reclaimed water and reverse osmosis system. This allows for a chemical-free, final rinse and minimizes the use of potable water
  • The fully integrated fuel item systems are monitored and controlled locally, but allow for remote communication for emergencies and alarms
  • Installed an automated and integrated, heated car wash area set up for speed and ease of use to ensure quick car turnaround
