L.R. Costanzo Co., Inc. installed new cogeneration equipment within an active hospital serving the greater New Jersey/New York region—requiring careful planning to protect patient care and maintain uninterrupted operations. The scope included selective demolition of existing utility infrastructure, upgrades to structural support systems, and installation of new turbines and boilers to strengthen the hospital’s central plant capabilities. With critical long-lead equipment and outage-sensitive tie-ins, the project demanded disciplined procurement tracking and detailed sequencing to keep essential services online while construction progressed safely and efficiently.
Challenges
- Maintaining continuous hospital operations while construction activities were underway
- Coordinating new roof penetrations for equipment installation while the facility remained in operation
- Meeting a fast-track, seven-month project schedule
- Maintaining full schedule performance during the COVID-19 pandemic
Solutions
- Coordinated work closely with the Owner, design team, and hospital staff to sequence activities and prevent disruptions to ongoing operations
- Constructed custom watertight caps for roof openings and kept penetrations sealed until equipment placement was ready
- Developed detailed work plans and subcontractor schedules, coordinating closely with hospital staff to maintain momentum and avoid delays
- Implemented strict COVID safety protocols and closely tracked material procurement and lead times to prevent schedule impacts
Construction Details
- Removed and replaced large areas of concrete, including equipment pads
- Installed epoxy flooring throughout the cogeneration room
- Coordinated MEP support requirements as the design progressed
- Design-built the gas compressor room, including structural design and construction
