Project
L.R. Costanzo Construction (LRC) served as the Construction Manager for fire protection upgrades at a two-building, tenant-occupied warehouse. The project involved the removal of the existing fire protection system, pumphouse, and underground water storage tank. LRC then installed a new, interior ESFR (Early Suppression Fast Response) overhead sprinkler system, a state-of-the-art pumphouse, and an above-ground water storage tank.
Challenges
- Removing and installing sprinkler system in an active, operating facility that included multiple assembly lines
- Maintaining safety and productivity while keeping existing systems intact as new ones were installed
- Selecting the strategic location of the fire protection system and tank to facilitate a seamless transition of utility tie-ins
Solutions
- Utilized multiple types of equipment (scissor lifts, boom lifts, scaffolding) to reach the varied, challenging areas
- Installed new systems to 99% completion, preplanned the turnover day, and executed in a reduced timeframe
- Deeply investigated existing utilities and coordinated with MEP sub-contractors and engineers
Construction Details
- Fully assembled a 125,000 gallon above-ground water tank on-site
- Self performed concreted foundations and pad for water tank & pumphouse
- Installed 14,000 feet of pipe
