Project
L.R. Costanzo Co., Inc. (LRC) served as the general contractor in this 17,000-square-foot, interior office renovation. A first of its kind in the area, this contemporary workspace features open, collaborative workspaces focused on flexibility, function, and efficiency. Utilizing the method of hoteling, a system of office management in which workers schedule their use of desks, offices, and rooms, staff has access to a wide variety of options. The LRC team oversaw the demolition and recreation of beautifully appointed, glass-enclosed offices, conference spaces, open work areas, classrooms, training spaces, restrooms, wellness room, mother’s suite, mailroom, dining area, and break room.
Challenges
- Dealing with supply chain issues and owner vaccination requirements during COVID
- Coordinating the work of the owner’s specialized glasswork vendor
- Obtaining the components for the special lighting controls due to significant manufacturer delays. LRC oversaw the installation through a building management system allowing eco-friendly power consumption.
Solutions
- Researched alternative products and materials in order to keep the project on time and under budget. LRC was able to maintain a consistent workforce throughout the project, ensuring that COVID protocols were strictly followed
- Diligent with preinstallation meetings, created owner-approved mock-up’s to limit on-site discrepancies, enlisted manufacturers’ support for install clarifications
- Researched various vendors for specialized parts. While waiting for delivery, the team temporarily direct-wired the components to the panel to provide workable lighting
Construction Details
- Created ergonomically correct, wire-free, collaborative, flex-spaces that can be changed in a myriad of ways including classroom-, theater-, or dinner-style. There are also nine, private, sound-proof work areas featuring isolated “booths”
- Worked with high-end Finishes, including two, three-dimensional hexagon accent walls, color gradient wall paper, acoustical ceilings, and unique light fixtures
- Created an attractive way to recess the lighting in the Armstrong wood pantry ceiling
