L.R. Costanzo Co., Inc. (LRC) transformed an existing multi-office building into a modern, architectonic headquarters through a comprehensive design-build approach. The project involved significant expansion to increase square footage, accommodating current staff and future growth. Structural upgrades included new foundations, structural steel, an expanded deck, and a new roof, bringing the facility up to ADA, structural, and engineering standards. The design emphasizes both privacy and collaboration, featuring private offices, multiple meeting spaces, and a large conference room with floor-to-ceiling windows that blend indoor and outdoor elements. To foster a family-oriented, team-building environment, the space includes a modern lunchroom lounge, configurable training rooms, and walking trail—creating a workplace that is functional, inviting, and future-ready.
Challenges
- Working around existing tenant with onsite visitors 6 days a week
- Discovering bedrock above foundation height in areas not detected during geotechnical investigation
- Connecting new exterior walls, foundations, and slabs with existing building
Solutions
- Implemented phased construction and strict safety protocols to maintain tenant operations and visitor access, while creating hard barriers and defined work zones to minimize sound and vibration. Added second-shift hours for heavy demolition and construction during off-peak times to further reduce disruption
- Redesigned foundation plans and utilized specialized excavation techniques to remove or work around unexpected bedrock, ensuring structural integrity and maintaining project timelines
- Used 3D scans and survey technicians to create elevation grids to align new slabs with existing. Combined wall systems and framing techniques to realign exterior walls for precise tie-ins within structural tolerances
Construction Details
- Building showcases an aluminum curtain wall system with floor-to-ceiling insulated glazing units, exposed structural steel framing, and an acoustically engineered wood slat ceiling system for aesthetic and sound control
- Individual offices feature sliding glass doors with a 42 sound transmission class rating (STC) , offering privacy while preserving outdoor views
- The central gathering space incorporates the lunchroom lounge, deck, and outdoor spaces
