As Design-Builder, L.R. Costanzo Co., Inc. (LRC) transformed an existing concrete-block building into a modern operations center for Pennsylvania American Water. The complete interior fit-out included full demolition of the existing space, installation of new mechanical, electrical, plumbing, and HVAC systems, and construction of new offices, conference rooms, restrooms, support spaces, and employee amenities. Exterior improvements included new insulated wall systems, metal wall panels, windows, and doors to provide a durable, energy-efficient facility tailored to the owner’s operational needs.

• Developing the project entirely through a design-build process based on the owner’s conceptual rendering
• Selecting products and finishes that aligned with the owner’s vision, performance requirements, and budget
• Integrating new mechanical, electrical, plumbing, and HVAC infrastructure within the existing structure
• Renovating the building envelope to improve energy performance while maintaining the existing CMU structure

• Conducted weekly design meetings and maintained open communication among the owner, architectural and engineering team, and LRC to guide the design from concept through construction
• Used impromptu Microsoft Teams meetings to review colors, patterns, finishes, and product options, while assisting the owner with the Procore submittal process to keep selections moving efficiently
• Reconfigured the building with new interior layouts, modern building systems, and updated finishes to meet the owner’s operational requirements
• Installed new exterior insulation, metal wall panels, windows, and doors to improve building performance and appearance
