PROJECT
L.R. Costanzo upgraded the existing manufacturing suites to accommodate an increase in production. All of the existing HVAC and building utilities and process equipment were removed. The fit-out of the suites included the installation of several Class A Laminar Flow Hoods, Environmental Chambers and Cold Room. HVAC upgrade included clean utilities, terminal hepa filters and state of the art Building Management System. The project also included the installation of an automated product transfer station that pipes product from the newly renovated suite to an adjacent suite for further processing.
CHALLENGES
- Suite “landlocked” by production facilities, while remainder of facility remained in full production
- Fast-track work schedule
- Mechanical systems shared with adjacent production facilities
- Tie-in of process utilities shared by remainder of production spaces
SOLUTIONS
- Suites accessed through hatch in the penthouse floor to scissor lifts and scaffolding below
- All building materials, process equipment, manpower and debris entered and exited the space through a hatch
- Replaced air handlers and exhaust fans shared with other production suites without interrupting HVAC service of active production areas
- Critical scheduling of utility shutdowns to eliminate any impact to adjacent production areas
