Three-Up Realty
Project
The team from L.R. Costanzo Construction (LRC) was called upon to manage the construction of a state-of-the-art concrete and asphalt plant. The crew also built three PEMB (Pre-engineered Metal Building) buildings and a two-story, ultra-modern, office structure with a 14’ deep, full basement. In addition, a 12’ tall, 581’ retaining wall was erected, along with aggregate slabs and other concrete configurations.
Challenges
- Constructed throughout two, cold winters
- Owner required rapid installation of concrete plant foundations in order to continue producing their concrete on-site throughout construction of the entire project
- The initial sitework was in its early stages before project start, causing simultaneous excavation while construction was commencing
- Dealing with a dynamic, constant flow of an average of 150 tri-axel and concrete trucks from these active concrete and asphalt plants as the centrally located office structure was built
Solutions
- Utilized ACI (American Concrete Institute) cold-weather concreting techniques. This required constant temperature monitoring to maintain the schedule based on work conditions and concrete manufacturing capabilities
- Employed a crane-set gang form system for speed and efficiency. Additionally, utilized locally sourced vendors for reinforcing steel to eliminate lead-time issues
- Coordinated closely with on-site contractors
- Developed truck ingress and egress routes and installed appropriate signage to ensure the health and safety of all
Construction Details
- Erected a 2-story, structural steel building with suspended slabs wrapped in insulated metal panels. The building featured oversized windows and a standing seam roof
- Site contains six acres of concrete paving and asphalt
